Deep Cleaning Vs. Sanitizing - What's Best?

Following the recent outbreaks of H1N1, MRSA, C. Difficile, and increasing fears of microbial and viral pandemics as reported in the media in the past few years, the public has finally caught on to the idea that germs are everywhere. With this awareness has come the expectation that we should be eradicating germs every day and everywhere.

In spite of the increased awareness about germs, there is still a need for clarification of situations where sanitizing (killing germs) and deep cleaning (removing soils, germs and other organic materials from surfaces) are required. To put it simply, soaps and cleaning products (including deep cleaning products like EATOILS™ products) do the 'cleaning', while sanitizers (including bleach, vinegar, peroxides, quat (quaternary ammonia), ammonia, etc.) kill germs - both the good ones and the bad ones.

Both jobs are necessary, particularly in sensitive environments however, many contractors and clients believe that sanitizing can be 'the magic bullet' - a one step solution - for solving the cleaning/sanitizing challenge. Both jobs need to be done yet there is no one product that does both jobs.  

CLEANING Regular soaps and traditional cleaning products remove surface soils and most germs. As the Deep Cleaning products require time to do their total job, the timing of when to use each product can be critical - for example, you wouldn't want to apply Deep Cleaning products right before you apply a sanitizer as you would defeat the purpose of the Deep Cleaning product by killing the good microbes before they would have a chance to do their work. On the other hand, you could easily apply the Deep Cleaning product 30 minutes after sanitizing. Also, sanitizing "touch surfaces" like door handles, toilet seats, taps, hand drying equipment, etc. is probably a good part of a regular and frequent treatment regimen for a sanitizing product. In this case you might opt for sanitizing throughout the day and Deep Cleaning at quitting time (which would allow the Deep Cleaning product to work non-stop overnight) to yield your best result.

Spring Cleaning Tips For Restaurants

Here's a list that outlines some good Spring Cleaning Tasks that everyone should consider in their high traffic facilities.



Springtime offers restaurant operators and food service facility managers the opportunity to wipe away winter grime, prepare for summer traffic and perform essential deep cleaning tasks to revive floors and other hard surfaces.

Restaurant owners and operators can complete eight effective cleaning tasks to ensure they make a favorable first impression with travelers and summer guests.

1. Deep clean carpets in dining areas with EATOILS™ SUPER CARPET-FRESH™. Understanding Bio-enzymatic Cleaners

There is a new "kid in town" and he's claiming to be the best solution for all your cleaning needs.  He claims that he is a Bio-enzymatic cleaner.  First thing you need to know is that no one product can do all of your cleaning jobs. 

There are three major jobs - sanitizing, de-scaling, and cleaning.  Sanitizing is used to kill germs - products are usually high acid or caustic products like bleach, quaternary ammonia, or other chemically based killing products.  De-scaling products typically remove salts like rust, calcium & lime deposits that can build up from hard water in sinks, bowls, and on tile surfaces in showers - these products are usually high acid based fluids which chemically 'etch' the salts away.  Both of these types of products are typically harmful to the user and carry 'skeleton hand' and other warnings on the labels.  Cleaning is the removal of all other contaminants from the surface.  One of the best ways to remove contaminants from all surfaces is with microbial action.  Bio-enzymatic cleaners use microbial action to continuously clean the surface and remove both organic and inorganic compounds.  By using bacteria and enzymes organic materials can be broken down and digested, thus eliminating the 'food' from the surface.

In order to be a bio-enzymatic cleaner the product must incorporate bacteria and enzymes in its formula in some way.  The concentrations of components can vary as can the jobs that the products are designed to do.  Each different type of bacteria and every enzyme does different things.  The actual blending of different microbes with different enzymes and surfactant packages yield very different cleaning products of different strengths.

Study Says Most 'Green Cleaning Products' Are Actually Toxic - EATOILS™ GREENER-CHOICE™ APPROVED GREEN Products Are Your Best Bet

Chicago - Widely-used scented consumer products that claim to be "green," "organic" or "natural" emit just as many toxic chemicals as other fragranced products, new research shows.

The study analyzed 25 scented products; about half carried green health claims. All the products emitted at least one chemical classified as toxic or hazardous.

More than a third of the samples gave off one chemical classified as a probable carcinogen by the U.S. Environmental Protection Agency, according to the research, published in the journal Environmental Impact Assessment Review. The EPA has set no safe exposure level for possible carcinogens.

Overall, the products tested emitted more than 420 chemicals, but virtually none were disclosed to consumers, said the study's lead author, Anne Steinemann, a professor of civil and environmental engineering at the University of Washington.

"Products with 'organic fragrance,' 'natural fragrance,' and 'essential oils' emitted just as many toxic chemicals," she said. "Basically, if it had any kind of fragrance or scent, it emitted toxic chemicals."

A single "fragrance" in a product can be a mixture of up to several hundred ingredients. But since manufacturers are not required to disclose all ingredients in cosmetics, cleaning supplies, air fresheners or laundry products, the majority of the chemicals are not listed on the labels.

The most common emissions the researchers found included limonene, a compound with a citrus scent; apha-pinene and beta-pinene, compounds with a pine scent; ethanol; and acetone, a solvent found in nail polish remover.

Brand names were not included in the data to avoid leaving the impression that products other than the ones reported in the study were safer. "We found potentially hazardous chemicals in all of the fragranced products we tested," said Steinemann.

While the study confirmed the ubiquitous presence of the chemicals, it doesn't look at whether the products are safe to use. Studies conducted by the Research Institute for Fragrance Materials maintain that the ingredients are safe.

But previous research by Steinemann and a colleague showed that nearly 38 percent of Americans report adverse effects when exposed to some kind of fragranced products. Among asthmatics, such complaints were roughly twice as common.

The Household Product Labeling Act, currently being reviewed by the U.S. Senate, would require manufacturers to list ingredients in air fresheners, soaps, laundry supplies and other consumer products.

For consumers who want to avoid the chemicals, Steinemann suggests going back to basics: Cleaning with vinegar and baking soda, opening windows for ventilation instead of using air fresheners and using products without any fragrance.

But she cautioned that products called "fragrance-free" and "unscented" are not necessarily non-toxic. The chemicals identified in the study could have been part of the added fragrance, the product base, or both; product formulations are confidential so the researchers had no way of discerning the source.

Moreover, even if a product doesn't have a scent, it could still contain chemicals that are classified as toxic.

And as counterintuitive as this sounds, "even a 'fragrance-free'' or 'unscented' product can nonetheless be a fragranced product with the addition of a masking fragrance to cover the scent," she said.

EATOILS BIOBLAST LOOSENS COBWEBS FOR EASY REMOVAL

EATOILS™ BIOBLAST™ makes easy work of the difficult job of removing cobwebs and spider infestations.

Our distributor in Houston, Texas, Clean And Green Solutions, runs across these types of jobs in their daily routine as a contract cleaning company that handles the problems that other companies just avoid due to the challenges that they can present.  Here is how they handled a recent job:
"Clean and Green Solutions, the Houston,TX distributor for EATOILS™ GREENER-CHOICE™ APPROVED GREEN Cleaning products was recently called out to this home in Kingwood, TX. The owner of the property had just listed the home for sale and needed an environmentally safe way to remove the cobwebs and spider infestation. As you see in the 'before' picture there was quite a buildup of spider matter around the window frames  and under the roof line. Most exterior cleaning service companies will use bleach diluted with water to remove cobwebs. The problem with using bleach to remove cob webs is that you have to use way more bleach than water. Usually about 75% bleach to water. Then, when you apply the bleach and water mixture to the exterior of the home the mixture will fall onto all the landscaping & vegetation below the house. Even if you were to cover and protect the landscaping with tarpaulins or plastic sheeting, you could still get bleach damage to the vegetation, as it typically runs off the covering material during the cleaning plus when you remove the covering at the end of the rinsing phase. This is a very unsafe and environmentally unfriendly way to remove cobwebs, both for the user for the surrounding environment.
Here is how Clean and Green Solutions removed the cob webs in an environmentally safe way: They filled a five gallon bucket with water till it was 75% full, and then added 1/2 gallon of EATOILS™ BIOBLAST™ . Using a power washer, (3500 psi, 6gpm) equipped with a DOWNSTREAM chemical injector placed at the first 50 feet of hose, we thoroughly applied the EATOILS™ BIOBLAST™  to the exterior of the home. Then using a zero degree tip and keeping the wand approximately 10 feet from the house, working top to bottom, the cob webs easily fell off the house. As you can see on the 'after' picture, above, the signs of spiders have all been removed from the house, leaving a beautiful exterior that anyone would be proud to own. 

We have used EATOILS™ BIOBLAST™ many times for cob web removal and have always found it to be the most economical and safest way to remove cob webs whether the infestation is heavy or light.  On single story homes the use of a pressure washer is not required. Simply mix the EATOILS™ BIOBLAST™ in a garden type pump up sprayer at 6 ounces to a gallon of water. Spray on the cob webs, then remove with a garden hose or broom.

Addressing Today's Cleaning Needs — Without Compromising Future Resources

Green equals sustainable, right? Wrong. These are two different ideas with two very distinct definitions. Experts agree that the industry is green, or going green at a rapid pace, but sustainability is its future. In fact, the first step towards greater sustainability requires cleaning operations to fully understand the definitions of these two ideas.

"'Going green' is a marketing phrase that has pretty much run its course," says Patrick Krywko, sustainability director for HP Products, a jan/san distributor in Belleville, Mich. "People will say 'we're going green,' but what does that mean? It means they've bought a neutral cleaner that's green and they're using microfiber. But sustainability is so much more than that. It's looking out for electrical use and the labor force. It's how you clean, what you clean, reducing the stuff you use, watching the packaging that it comes in and more."

The following definitions further clarify these concepts. The Federal government defined "green" in Executive Order 13423 as "products and services that reduce the health and environmental impacts as compared to other products and services used for the same purpose." The definition, originally authored in 1993, specifically focuses on products and services from two angles: health and environmental.

The Brundtland Commission, formally the World Commission on Environment and Development, coined what has become the most often-quoted definition of "sustainable development" in the early 90s. It is defined as development that "meets the needs of the present, without compromising the ability of future generations to meet their own needs."

"Essentially we want to do things today in a way that doesn't compromise the ability of future generations to meet their needs," says Steve Ashkin, CEO of Sustainability Dashboard Tools.

An easy way to distinguish between the two is that green cleaning involves the products custodial operations use and how they use them, while sustainability encompasses what departments are doing within their own buildings and with their own people to be more sustainable.

Honor The Triple Bottom Line

Any organization seeking greater sustainability should follow the Triple Bottom Line concept, which is defined as "the financial, social and environmental affects of a firm's policies and actions that determine its viability as a sustainable organization," according to Renae Hesselink, CPIM, LEED-AP, vice president of sustainability at Nichols, a distributor based in Muskegon, Mich.

"Balancing these three things is not an easy task," says Hesselink. "But it's something cleaning operations should strive for. When you're making any major decision, you should be asking yourself: How does this affect the environment? How does this affect us economically? How does it affect our community, our customers, our employees and so on?"

Ashkin presents the following example to further explain the concept. If a manufacturer of wood products consumes trees faster than new ones can grow, it won't be sustainable — at some point it will run out of trees. If it operates its business in such a way that its expenses exceed its income, it won't be sustainable — at some point it will run out of money. Finally, if it operates in such a way that people do not want to come to work for it, it won't be sustainable either — at some point it will run out of workers.

"The point of this illustration is that two out of three is not enough," he says. "We need to simultaneously address all three components of the Triple Bottom Line. Imagine a three-legged stool. What happens to the stool if one leg breaks?"

Unfortunately, individuals overseeing each piece of the puzzle often do not agree. Ashkin explains that the business community typically claims they cannot do anything unless it's profitable. All the while, the environmental community believes they have to protect the environment at any cost. And at the same time, the labor community focuses on benefits and pay for the workers.

"They look at the world from their own perspectives and argue about which is the right priority," he says. "The Triple Bottom Line helps us understand that they are all right. For us to have sustainable operations, all three issues must be addressed."

Today the focus often centers on green and profit, which Ashkin believes is in error.

"Yes, departments are using green products. Yes, they are being profitable. But how are they measuring, addressing and reporting on human rights concerns such as wages, training, equal opportunities, opportunities for advancement, nondiscrimination, equity and so on," he asks. "When we think about sustainability, we have to become responsible and account for all these issues, not just focus on profits and going green."

The Path To Sustainability

Becoming more sustainable can seem daunting, when all three considerations are factored in.

Ashkin recommends cleaning operations begin by looking at the Global Reporting Initiative (GRI), www.globalreporting.org. The GRI is a network-based organization that has pioneered sustainability-reporting framework that sets out principals and indicators organizations can use to measure and report their economic, environmental and social performance.

Hesselink then recommends building a sustainability team comprised of heads from various departments within an organization. Exposing this team to feedback from a mixture of departments will result in well-rounded sustainable initiatives.

But, this team needs to be broken down by function. The accounting department will report on very different things than the human resources staff or the facilities team, and those things will be very different than what the ownership reports on.

"This is an organizational process," Ashkin says. "It's not just about what product you use or the services you offer, this is about how the entire organization operates."

The next step is to identify the data the team collects, as well as the data gaps to begin the reporting function. Here Krywko recommends the team start with a baseline building audit.

"You've got to find out what you're doing right and what you're doing wrong before you can write a policy, otherwise you're flying blind," he says.

This audit should look at everything from the products used and how they are stored, the equipment and how it's maintained, building lighting, energy use, water use, scheduling and more.

Create A Sustainability Roadmap

Policy writing should serve as a roadmap to get the cleaning operation on the path to greater sustainability, says Krywko.

"This policy should be a mission-forward way of thinking that says things like: From now on we'll buy trash can liners that are right sized; we're going to use preferred chemicals and papers; we're going to schedule properly so that we're covering all areas of the building that should be covered in terms of human health," he says. "You need to evaluate your cleaning products, practices and equipment."

When writing such a policy, operations need to think about what the building occupants and management might be looking for. First and foremost, is this organization looking to become more sustainable themselves? If so, what can the custodial department do to help them meet those specific needs?

Custodial managers can begin looking at what they are buying and who they are buying from. Look for suppliers and manufacturers that publish annual sustainability reports, which document that they too are paying attention to their sustainability.

The bottom line is it doesn't matter what these suppliers say they are doing, it matters what they do. Ashkin explains this by talking about greenwashing, a great concern in the custodial industry. Any company can say they are green, but as consumers, it is the custodial manager's responsibility to ask suppliers to prove it. Ask to see the test data that says the products are safer and better for the environment, and look to third-party certifications, adds Hesselink.

"To avoid greenwashing, go with products that have third-party certifications attached to them," she says. "Whether that is Green Seal, Design for the Environment (DfE) or EcoLogo, you can be assured that the products are safer and claims are accurate."

Ask manufactures and distributors to also show that they manage a sustainable operation, says Ashkin. Request their data reports illustrating how they are more sustainable than the next guy.

"Are they doing sustainability tracking? Are they publishing reports and making them public?" he asks.

Green Is In

Managers would be naïve to think green is out, it's not. Green plays a very large role in any sustainability effort.

From an energy perspective, for example, custodial operations can purchase energy efficient equipment. They might begin purchasing vacuums with higher filtration levels and noise levels below 70 decibels. Or they may add auto-scrubbers with chemical dispensing systems on board or newer technology that uses only water to clean. The operation may begin cleaning with cold water to eliminate the energy needed to heat the water they use. Or they may move some cleaning functions to daylight hours.

While green is here to stay, sustainability requires cleaning operations to take a closer look at what they are doing. Managers should ask themselves, what is being done to meet the needs of the present while making sure future generations have the means to meet their own needs?

When a cleaning operation can answer that question, then they will not only be green, but sustainable as well.

Asphalt Sealer On Concrete? Not A Problem With EATOILS™ BT200™

Here's what our distributor had to say about this situation.  "The customer had hired a kid to seal his driveway for him (a brand new home in a new sub-division of Regina, Saskatchewan, Canada).  He gave the young fellow the money to pick up the sealer and rollers - and he assumed the young man knew what he was doing.  Apparently, the young fellow picked up a pail of asphalt driveway sealer by mistake and he had applied it to the majority of the open aggregate driveway before he realized something was terribly wrong.  Needless to say the homeowner was quite upset."

Our local Distributor, Monty Berg of Cleaner Alternatives, in Regina, Saskatchewan, Canada, took the (BEFORE) picture above - for us to see what he was faced with as he tried to address the client's concerns about his driveway.  As Monty had used our products successfully for a number of years, he was pleased and confident to suggest our EATOILS™ BT200™ for the job.  Due to the ongoing cleaning action of EATOILS™ BT200™ Monty knew that the stains would be continually cleaned by the millions of tiny micro-scrubbers in BT200™ and that the deep stains could be effectively reversed in a relatively short timeframe.

"As the driveway was open aggregate concrete and only about a month old, it had absorbed the asphalt sealer quite deeply into the surface so there was a scramble to reverse the process as quickly as possible," Monty says.

First, the entire area was sprayed with mineral spirits to break up the oils in the sealer.  Then the driveway was sprayed with healthy dose of warm water and EATOILS™ BT200™ (in a 3:1 ratio).  The entire area was brushed with a stiff broom to help the product penetrate into the pores of the concrete.  BT200™ cleaned and digested not only the oils that were broken out of the sealer, but also any residue from the mineral spirits.  After an hour or so the driveway was power washed and a light spray of the product was applied to keep on working for the next few days.  After a week the stains had faded but it was still evident that something had gone wrong on the driveway - so the BT200™ treatment was repeated.  It took two more times - a week apart - to get the results that you see here in the second (AFTER) picture.  The driveway is now ready for a proper sealer.

It always amazes me how some people, when left on their own, can  get into some of the worst situations!  This young fellow didn't ask the right questions in the store - and as a result, he could have caused a very serious problem for the homeowner.  Luckily for this homeowner, he was able to find the right professionals with the right product to virtually reverse the situation at a reasonable cost.

Clean and Green Solutions and EATOILS BT200 clean up hydraulic fluid mess in Houston Texas

Clean and Green Solutions, one of our US distributors, was recently called to the Chick-Fil-A restaurant located at West Lake Houston Parkway and FM1960 in Humble, TX to clean up this hydraulic fluid that had leaked from the waste collection truck that services the restaurant. This is what can happen when someone gets their car undercoated or rustproofed and the car sits for awhile in front of your home.  This happened to me a short while ago and it certainly didn't look too appealing to walk down the street and see this mess at my front door - I'm certainly glad that my 'friend' didn't park in my driveway and do this to me on my property!  I knew that EATOILS™ BT200™ would clean up the oily mess if it was on concrete, but I wasn't sure that it would work as well on asphalt.  I knew that it would degrade hydrocarbon oils with its 'non-stop cleaning action' - a natural microbial action that deep cleans the worst stains on concrete, asphalt, and even soil - but I wasn't sure how well it would do on rustproofing fluid.  I also knew that if I left it untreated the marks would be there as an embarrassment for me for years to come.  I was very concerned about the look of the area, so I took some of our EATOILS™ BT200™ and sprayed it (in a 5:1 mixture) on the asphalt to see if it would clean up for me.  Once the area was wet with water and the product, I brushed it in with a street broom and let it dry.  After the first application the stain was lighter, but the marks were all still there.  Over the next few days I monitored the product's progress and I watched how the marks continued to fade.  After about 10 days, I noticed that the stains had faded about 30% so I re-applied the product at 5:1 and brushed it in again.  After another week it had faded approximately 70% so I re-applied it on day 20, brushed it in and waited for it to fade the rest of the way.  By the end of the month it was virtually completely gone (see the second picture for the way it looked).

Clean Up Mold + Mildew With EATOILS™ BT200™

We Have talked here before about mold and mildew and how to remove it from a variety of surfaces with EATOILS™ products.  Well, here's a testimonial from  a friend of mine who was working on his bathroom - in particular, his bathtub sliding glass doors and he found our BT200™ does wonders on mold & mildew build-up:

"Hi Charles, Jon here, to tell you that BT200™ rocks at cleaning mold and mildew off my tub sliding doors!  As you know, we are re-doing our bathroom after living in the house for ten years.  The bathroom has always had a mold & mildew problem as we all take long showers and the ceiling exhaust fan just doesn't get rid of all the moisture - particularly along the base of the shower doors.  Last week I took off the glass sliding doors to install the new tub surround and the amount of mold and mildew build-up was, according to my wife Debb, disgusting!  I took the door assembly off and soaked everything in a solution of BT200™ (2 oz per gallon) for 30 minutes or so.  When I went back to look at it, the mold and mildew just wiped away - without even brushing!  I was able to clean deep down into the tracks, around the glass seals, and on all the surfaces without any difficulty.  As a result, it looks great again and I plan to put it back into the tub this afternoon.

Another thing I found that you might want to share with your clients is that BT200™ does a great job at removing the glue and caulking from the installation of the new tub surround.  I was able to spray a 10% solution directly on the smudges and they wiped right off!

It also works great on the glue in the kitchen from the new vinyl floor tiles that I installed last week.  It took off all the excess glue in seconds!
