Sometimes we need to remember that the value of a product is measured by 1) what it does for us and 2) the value of the product compared to others in a meaningful way - not in how much we saved at the checkout counter. A product that doesn't work is of little value and it usually is a complete waste of our hard earned money. Septic system treatment products are a good example of this: their purpose is to break down the waste materials in our septic systems and keep them running clear and trouble free.

Some Septic treatment products do this well and we are rewarded by years of uninterrupted service, but many are either too harsh(chemical) or too weak(not enough active ingredients) to perform as expected. Chemical treatment products usually address the odors but they don't look after the wastes as well as natural microbial treatment products. If your system is healthy and being treated with the 'right stuff' it should be pumped out every 5 - 7 years.

If your product is on the weak side you may never know - as most of us never look inside our septic tanks to see how they are doing. We just go along, merrily adding our treatment product to the toilet once a month (or weekly, depending on the product) and we pay no attention to the result. Unless we hear otherwise, all is well and therefore, we must be doing the right thing - because we don't know anything else!

Beware of this condition! You could be in for a surprise when it comes time to pump out your septic tank. If your product is too weak the waste materials in your tank will not break down as readily and you may be in for more costs as a result due to: 1) too much build-up = more frequent clean outs, 2) build-up in the tank requiring additional maintenance, 3) blocked lines requiring maintenance, and 4) poor circulation requiring maintenance.

If you are using a microbial treatment (bacteria or enzymes or a combination) the important question is how concentrated is the dose? Some are more concentrated than others - some are actually the base or primary active ingredient in others. Regular Roof Cleaning Actually Makes Sense - Use EATOILS™ BT200™

According to Dr. Victor H Morgenroth, who is a semi-retired adjunct professor at UM; the " dirt " on roofs could actually be causing illness. Here is an excerpt from an article that was written by Dr. Morgenroth.

Having your roof cleaned actually makes sense.

It isn't just aesthetics. While people like to say that dirty roofs lower a property's value and may make it hard to sell, the "dirt" on a roof actually shortens its life span and can even present a health hazard. Furthermore, the "dark stains" on a roof act as a sponge to absorb the sun's heat, which causes a rise in the temperature inside a home or building, creating higher air conditioning bills.

The dirt isn't just dust – It's alive. Some of the black or very dark roof stains are caused by a resilient type of algae, Gloeocapsa magma (a type of blue-green algae commonly found in climates with warm, humid summers). The algae grow in standing water, as well as in our lakes and ponds. The algae spores are carried to our roofs from the water sources by the wind and birds, and then from roof to roof where it grows and feeds on the limestone filler in asphalt shingles and the real dirt on tile roofs may be in some cases the tiles themselves. Worse still, as the algae grow, they retain water and foster the growth of other roof inhabitants.

The black stains are also very likely to harbor a number of molds or fungi. Unlike algae the fungi on our roofs lacks chlorophyll. They are unable to manufacture food from raw materials. So, it must get nutrition from some form of organic matter. To thrive, these heterotrophs, who used to be called saprophytes, also require a warm, humid environment.
Fungi normally begin their life cycle as an airborne spore that settles on roofs, especially the asphalt-shingle ones. The spores on the northern exposure of the roof stand a better chance of survival because that portion of the roof is the last part to dry after a rain or morning dew. This raises the humidity on the surface of the shingle, thus creating a perfect feeding and breeding ground.

The tar used in roofing is fossilized, dead organic matter -- and an important food source for fungi. Asphalt, at the granule base, is normally consumed first. Once these granules dislodge, accelerated deterioration will occur. Ceramic granules represent the outer hard shell that protects against hail and other falling debris. Ceramic granules protect against damaging UV radiation and insulate the roof against extreme heat. So you can understand that their dislodgement by the growing fungal colonies can be detrimental to our roofs' longevity. Surprisingly, the blue-green algae are also food for the fungi.

While not all mold (fungi) and algae pose a health danger, some are harmful, especially for us older folks, younger children and people who suffer from asthma and respiratory problems. Their spores, which are on your roof, can get inside your home because they end up on the driveway and walkways from rain, and are easily tracked inside. They can even be drawn into our air conditioning systems and eventually populate our ducts.

Different mold species can have varying health effects, but it is important to remember that any excessive mold growth needs to be taken care of, regardless of the species. Any excessive mold growth can lead to increased allergies, toxicity, and house/building structural problems.

Deep Cleaning Vs. Sanitizing - What's Best?

Following the recent outbreaks of H1N1, MRSA, C. Difficile, and increasing fears of microbial and viral pandemics as reported in the media in the past few years, the public has finally caught on to the idea that germs are everywhere. With this awareness has come the expectation that we should be eradicating germs every day and everywhere.

In spite of the increased awareness about germs, there is still a need for clarification of situations where sanitizing (killing germs) and deep cleaning (removing soils, germs and other organic materials from surfaces) are required.To put it simply, soaps and cleaning products (including deep cleaning products like EATOILS™ products) do the 'cleaning', while sanitizers (including bleach, vinegar, peroxides, quat (quaternary ammonia), ammonia, etc.) kill germs - both the good ones and the bad ones.

Both jobs are necessary, particularly in sensitive environments however, many contractors and clients believe that sanitizing can be 'the magic bullet' - a one step solution - for solving the cleaning/sanitizing challenge. Both jobs need to be done yet there is no one product that does both jobs.

CLEANING Regular soaps and traditional cleaning products remove surface soils and most germs. Deep cleaning products like EATOILS™ ECOLOGO™ Certified Green cleaning products work like traditional cleaning products to clean soils and remove germs. In this case you might opt for sanitizing throughout the day and Deep Cleaning at quitting time (which would allow the Deep Cleaning product to work non-stop overnight) to yield your best result.

Cleaning Grout The EATOILS(TM) Way

Grout can easily discolor with dirt & grime

Ceramic tiles and grout tend to get dirty very quickly and are one of the most challenging cleaning tasks in any facility. The buildup of dirt, grease and grime in grout is very unpleasant to look at because of the drastic color change that alters the appearance of floors and walls. The way most facilities accomplish this task is with brushes and harsh cleaning chemicals. Some of these harsh chemicals, however, will discolor the grout or will erode sections of it.

EATOILS™ SUPERFRESH™ and SUPER FLOOR DEGREASER™ are the safe alternative to harsh chemicals for grout cleaning. These products can work wonders on grout without the consequences of using of harsh chemicals. These products can easily remove the dirt build-up and other organic materials that typically accumulates in tile grout over time. In as little as 30 minutes you can see a dramatic difference. It's easy to do - just follow these steps: 1) mix the product - usually 2-4 oz. / gallon of warm water will do the trick, 2) wet the floor - soak it with up to 1/2 inch of the solution and allow it to sit for 30 minutes or so, 3) agitate the entire area with a soft bristle brush or power scrubber - and watch the ugly discoloration disappear! 4) then rinse or squeegee the surface to bring the tiles and grout back to 'like new' finish and color!

For heavily discolored areas or high traffic locations you can follow up with a steam vapor cleaner to quickly restore the grout to its original color. The high heat, low moisture and gentle pressure from the steam forces the dirt out of the grout and brings it to the surface where it is easily wiped away or extracted. There are a number of high end and franchise restaurants that use this approach to clean up the kitchens of restaurants before transferring ownership where the objective is to have a 'brand new' kitchen for the new owner and . . . this is how they do it.

There are some exceptions where grout cleaners are not the solution. If the grout is sealed and the dirt and grime are beneath the sealer, neither EATOILS™ products nor steam will get the dirt out from under the sealing material. So, you will need to strip the seal then use our products to get the grime out, then re-seal.

Also, old, broken grout (where holes and cracks are visible) should not be cleaned with EATOILS™ products. Grout erosion is usually the result of a chemical reaction from the acidic cleaning agent that was previously used. In those cases the grout should be replaced, then cleaned with our EATOILS™ products.

Restaurant owners and operators can complete eight effective cleaning tasks to ensure they make a favorable first impression with travelers and summer guests.

EATOILS™ recommends restaurants complete the following spring cleaning checklist to prepare for summer:

1. Deep clean carpets in dining areas with EATOILS™ SUPER CARPET-FRESH™. I am the owner of a mobile “environmental” pressure washing company and we specialize in everything from spill cleanup, diesel and fuel pad cleaning, mold/mildew abatement to fleet washing with full reclaim and recycle.

One of our toughest jobs is removing oil and grease stains from a diesel fuel pad. Clean and Green Solutions LLC, the Houston, TX based distributor for EATOILS™ cleaning products was called to this home to provide an estimate to clean the Austin Stone siding on the exterior of the house.

Betsie Weathorford called Clean and Green Solutions LLC after seeing their website. Ms. Weatherford was impressed with the web site and the fact that they only use the EATOILS™ brand of ECOLOGO™ CERTIFIED GREEN Cleaning Products. Several areas of the home were badly stained with Mold and Mildew as you see in the first picture (Before) above. Understanding Bio-enzymatic Cleaners

There is a new "kid in town" and he's claiming to be the best solution for all your cleaning needs. He claims that he is a Bio-enzymatic cleaner. First thing you need to know is that no one product can do all of your cleaning jobs.

There are three major jobs - sanitizing, de-scaling, and cleaning. Sanitizing is used to kill germs - products are usually high acid or caustic products like bleach, quaternary ammonia, or other chemically based killing products. De-scaling products typically remove salts like rust, calcium & lime deposits that can build up from hard water in sinks, bowls, and on tile surfaces in showers - these products are usually high acid based fluids which chemically 'etch' the salts away. Both of these types of products are typically harmful to the user and carry 'skeleton hand' and other warnings on the labels. Cleaning is the removal of all other contaminants from the surface. One of the best ways to remove contaminants from all surfaces is with microbial action. Bio-enzymatic cleaners use microbial action to continuously clean the surface and remove both organic and inorganic compounds. By using bacteria and enzymes organic materials can be broken down and digested, thus eliminating the 'food' from the surface.

In order to be a bio-enzymatic cleaner the product must incorporate bacteria and enzymes in its formula in some way. The concentrations of components can vary as can the jobs that the products are designed to do. Each different type of bacteria and every enzyme does different things. The actual blending of different microbes with different enzymes and surfactant packages yield very different cleaning products of different strengths.

As with most things in life, not all Bio-enzymatic cleaners are created equal - you must see the results before you make your decision about which product best suits your needs. For example, you should first determine what job you are looking to address. Here's a graphic picture showing how an organic spill occurs - the liquid (wine, milk, coffee, tea, juice, chocolate milk, food, oil, etc.) pours through the carpeting and/or fabric and through to whatever is behind - carpet padding, underlay, floor in the case of carpeting (padding, fill, batting, etc. in the case of upholstery). Surface stains can be small - an inch or two across - but below the visible surface they can actually spread up to ten times as wide behind the stain. Whatever method you use to clean the carpet/material you need to address the entire stain, otherwise you will discover that you will have a 'ring' of color that will re-appear around the cleaned area once it dries (this is the stain actually 'wicking' up the material at the perimeter of the cleaned area). So, for best results, you will need to clean an area much larger that the surface stain area. The cleaning product needs to penetrate the entire stain and it must effectively attack the stain and remove the source of the stain, preferably with a bio-enzymatic cleaning system that will use billions of tiny microbes - like Pacmen™ - to continuously clean the stain until it is completely removed. Using a continuous cleaning formula like EATOILS™ SUPER CARPET-FRESH™ is an ideal way to ensure that the entire stain is removed both quickly and safely.

Study Says Most 'Green Cleaning Products' Are Actually Toxic - EATOILS™ ECOLOGO™ CERTIFIED GREEN Products Are Your Best Bet

Chicago - Widely-used scented consumer products that claim to be "green," "organic" or "natural" emit just as many toxic chemicals as other fragranced products, new research shows.

The study analyzed 25 scented products; about half carried green health claims. All the products emitted at least one chemical classified as toxic or hazardous.

More than a third of the samples gave off one chemical classified as a probable carcinogen by the U.S. Environmental Protection Agency, according to the research, published in the journal Environmental Impact Assessment Review. The EPA has set no safe exposure level for possible carcinogens.

Overall, the products tested emitted more than 420 chemicals, but virtually none were disclosed to consumers, said the study's lead author, Anne Steinemann, a professor of civil and environmental engineering at the University of Washington.

"Products with 'organic fragrance,' 'natural fragrance,' and 'essential oils' emitted just as many toxic chemicals," she said. "Basically, if it had any kind of fragrance or scent, it emitted toxic chemicals."

A single "fragrance" in a product can be a mixture of up to several hundred ingredients. But since manufacturers are not required to disclose all ingredients in cosmetics, cleaning supplies, air fresheners or laundry products, the majority of the chemicals are not listed on the labels.

The most common emissions the researchers found included limonene, a compound with a citrus scent; apha-pinene and beta-pinene, compounds with a pine scent; ethanol; and acetone, a solvent found in nail polish remover.

Brand names were not included in the data to avoid leaving the impression that products other than the ones reported in the study were safer. "We found potentially hazardous chemicals in all of the fragranced products we tested," said Steinemann.

While the study confirmed the ubiquitous presence of the chemicals, it doesn't look at whether the products are safe to use. Studies conducted by the Research Institute for Fragrance Materials maintain that the ingredients are safe.

But previous research by Steinemann and a colleague showed that nearly 38 percent of Americans report adverse effects when exposed to some kind of fragranced products. Among asthmatics, such complaints were roughly twice as common.

The Household Product Labeling Act, currently being reviewed by the U.S. Senate, would require manufacturers to list ingredients in air fresheners, soaps, laundry supplies and other consumer products.

For consumers who want to avoid the chemicals, Steinemann suggests going back to basics: Cleaning with vinegar and baking soda, opening windows for ventilation instead of using air fresheners and using products without any fragrance.

But she cautioned that products called "fragrance-free" and "unscented" are not necessarily non-toxic. The chemicals identified in the study could have been part of the added fragrance, the product base, or both; product formulations are confidential so the researchers had no way of discerning the source.

Moreover, even if a product doesn't have a scent, it could still contain chemicals that are classified as toxic.

And as counterintuitive as this sounds, "even a 'fragrance-free'' or 'unscented' product can nonetheless be a fragranced product with the addition of a masking fragrance to cover the scent," she said.

If you have ever had to clean a home that has Mexican Brick as its exterior siding, you know it can be very challenging to clean in a safe and efficient manner. Mexican Brick is very soft and brittle, not to mention - very porous, so you need to be very careful not to damage it when you try to remove anything from it with traditional pressure washing equipment and chemicals. When cleaning this type of brick one must be very careful and not apply too much pressure. If too much pressure is applied, the brick can literally break in half and disintegrate into dust.

To get Mexican Brick completely clean you must use a non-hazardous, safe solution that can get into the pores of the brick to REMOVE the mold and mildew completely without damaging the surface or trhe integrity of the brick. If possible, you want to deep clean the surface and, if possible, to prevent future mold growth.

Most traditional mold & mildew removing chemicals contain toxins or dangerous additives and they only clean the surface mold and mildew at the 'moment of contact'. This leaves tiny spores behind in the pores of the brick that will just begin growing again immediately once the moisture builds up to the right level.

Here is how they did it: Using the EATOILS™ BT200™ Certified GREEN degreaser they mixed the product at 5 ounces of EATOILS™ BT200™ to one gallon of water. Using an X-JET applicator, they applied the diluted EATOILS™ BT200™ to the entire surface of all walls and allowed it to sit for 10 minutes. Then they repeated the application and allowed to it to sit for an additional 20 minutes. They used a total of five gallons of diluted solution, which required 25 ounces of EATOILS™ BT200™. An X-JET applicator is a nozzle for a Pressure Washer that allows the product to be applied directly to the surface with out being diluted any further. Even though the EATOILS™ BT200™ is a degreaser, it is an excellent product for removing mold and mildew on contact, plus it also can prevent the re-infestation of the mold.

After allowing the EATOILS™ BT200™ to dwell for the times stated, they then used the pressure washer (3500PSI/6 GPM) to remove the mold and mildew stains. However, they used the chemical tip. The chemical tip is normally used to apply solution or chemicals at a very low pressure. This tip actually sprays the water onto the surface with less pressure than a garden hose sprayer that is set on “jet” or “full stream”. Cleaning grout lines can be a very difficult task, particularly when you consider all the material that is usually collected in grout 'valleys'. Usually about 75% bleach to water. Then, when you apply the bleach and water mixture to the exterior of the home the mixture will fall onto all the landscaping & vegetation below the house. Even if you were to cover and protect the landscaping with tarpaulins or plastic sheeting, you could still get bleach damage to the vegetation, as it typically runs off the covering material during the cleaning plus when you remove the covering at the end of the rinsing phase. This is a very unsafe and environmentally unfriendly way to remove cobwebs, both for the user for the surrounding environment.

Here is how Clean and Green Solutions removed the cob webs in an environmentally safe way: They filled a five gallon bucket with water till it was 75% full, and then added 1/2 gallon of EATOILS™ BIOBLAST™ . Addressing Today's Cleaning Needs — Without Compromising Future Resources

Green equals sustainable, right? Wrong. These are two different ideas with two very distinct definitions. Experts agree that the industry is green, or going green at a rapid pace, but sustainability is its future. In fact, the first step towards greater sustainability requires cleaning operations to fully understand the definitions of these two ideas.

"'Going green' is a marketing phrase that has pretty much run its course," says Patrick Krywko, sustainability director for HP Products, a jan/san distributor in Belleville, Mich. "People will say 'we're going green,' but what does that mean? It means they've bought a neutral cleaner that's green and they're using microfiber. But sustainability is so much more than that. It's looking out for electrical use and the labor force. It's how you clean, what you clean, reducing the stuff you use, watching the packaging that it comes in and more."

The following definitions further clarify these concepts. The Federal government defined "green" in Executive Order 13423 as "products and services that reduce the health and environmental impacts as compared to other products and services used for the same purpose." The definition, originally authored in 1993, specifically focuses on products and services from two angles: health and environmental.

The Brundtland Commission, formally the World Commission on Environment and Development, coined what has become the most often-quoted definition of "sustainable development" in the early 90s. It is defined as development that "meets the needs of the present, without compromising the ability of future generations to meet their own needs."

"Essentially we want to do things today in a way that doesn't compromise the ability of future generations to meet their needs," says Steve Ashkin, CEO of Sustainability Dashboard Tools.

An easy way to distinguish between the two is that green cleaning involves the products custodial operations use and how they use them, while sustainability encompasses what departments are doing within their own buildings and with their own people to be more sustainable.

Honor The Triple Bottom Line

Any organization seeking greater sustainability should follow the Triple Bottom Line concept, which is defined as "the financial, social and environmental affects of a firm's policies and actions that determine its viability as a sustainable organization," according to Renae Hesselink, CPIM, LEED-AP, vice president of sustainability at Nichols, a distributor based in Muskegon, Mich.

"Balancing these three things is not an easy task," says Hesselink. "But it's something cleaning operations should strive for. When you're making any major decision, you should be asking yourself: How does this affect the environment? How does this affect us economically? How does it affect our community, our customers, our employees and so on?"

Ashkin presents the following example to further explain the concept. If a manufacturer of wood products consumes trees faster than new ones can grow, it won't be sustainable — at some point it will run out of trees. If it operates its business in such a way that its expenses exceed its income, it won't be sustainable — at some point it will run out of money. Finally, if it operates in such a way that people do not want to come to work for it, it won't be sustainable either — at some point it will run out of workers.

"The point of this illustration is that two out of three is not enough," he says. "We need to simultaneously address all three components of the Triple Bottom Line. Imagine a three-legged stool. What happens to the stool if one leg breaks?"

Unfortunately, individuals overseeing each piece of the puzzle often do not agree. Ashkin explains that the business community typically claims they cannot do anything unless it's profitable. All the while, the environmental community believes they have to protect the environment at any cost. And at the same time, the labor community focuses on benefits and pay for the workers.

"They look at the world from their own perspectives and argue about which is the right priority," he says. "The Triple Bottom Line helps us understand that they are all right. For us to have sustainable operations, all three issues must be addressed."

Today the focus often centers on green and profit, which Ashkin believes is in error.

"Yes, departments are using green products. Yes, they are being profitable. But how are they measuring, addressing and reporting on human rights concerns such as wages, training, equal opportunities, opportunities for advancement, nondiscrimination, equity and so on," he asks. "When we think about sustainability, we have to become responsible and account for all these issues, not just focus on profits and going green."

The Path To Sustainability

Becoming more sustainable can seem daunting, when all three considerations are factored in.

Ashkin recommends cleaning operations begin by looking at the Global Reporting Initiative (GRI), www.globalreporting.org. The GRI is a network-based organization that has pioneered sustainability-reporting framework that sets out principals and indicators organizations can use to measure and report their economic, environmental and social performance.

Hesselink then recommends building a sustainability team comprised of heads from various departments within an organization. Exposing this team to feedback from a mixture of departments will result in well-rounded sustainable initiatives.

But, this team needs to be broken down by function. The accounting department will report on very different things than the human resources staff or the facilities team, and those things will be very different than what the ownership reports on.

"This is an organizational process," Ashkin says. "It's not just about what product you use or the services you offer, this is about how the entire organization operates."

The next step is to identify the data the team collects, as well as the data gaps to begin the reporting function. Here Krywko recommends the team start with a baseline building audit.

"You've got to find out what you're doing right and what you're doing wrong before you can write a policy, otherwise you're flying blind," he says.

This audit should look at everything from the products used and how they are stored, the equipment and how it's maintained, building lighting, energy use, water use, scheduling and more.

Create A Sustainability Roadmap

Policy writing should serve as a roadmap to get the cleaning operation on the path to greater sustainability, says Krywko.

"This policy should be a mission-forward way of thinking that says things like: From now on we'll buy trash can liners that are right sized; we're going to use preferred chemicals and papers; we're going to schedule properly so that we're covering all areas of the building that should be covered in terms of human health," he says. "You need to evaluate your cleaning products, practices and equipment."

When writing such a policy, operations need to think about what the building occupants and management might be looking for. First and foremost, is this organization looking to become more sustainable themselves? If so, what can the custodial department do to help them meet those specific needs?

Custodial managers can begin looking at what they are buying and who they are buying from. Look for suppliers and manufacturers that publish annual sustainability reports, which document that they too are paying attention to their sustainability.

The bottom line is it doesn't matter what these suppliers say they are doing, it matters what they do. Ashkin explains this by talking about greenwashing, a great concern in the custodial industry. Any company can say they are green, but as consumers, it is the custodial manager's responsibility to ask suppliers to prove it. Ask to see the test data that says the products are safer and better for the environment, and look to third-party certifications, adds Hesselink.

"To avoid greenwashing, go with products that have third-party certifications attached to them," she says. "Whether that is Green Seal, Design for the Environment (DfE) or EcoLogo, you can be assured that the products are safer and claims are accurate."

Ask manufactures and distributors to also show that they manage a sustainable operation, says Ashkin. Request their data reports illustrating how they are more sustainable than the next guy.

"Are they doing sustainability tracking? Are they publishing reports and making them public?" he asks.

Green Is In

Managers would be naïve to think green is out, it's not. Green plays a very large role in any sustainability effort.

From an energy perspective, for example, custodial operations can purchase energy efficient equipment. They might begin purchasing vacuums with higher filtration levels and noise levels below 70 decibels. Or they may add auto-scrubbers with chemical dispensing systems on board or newer technology that uses only water to clean. The operation may begin cleaning with cold water to eliminate the energy needed to heat the water they use. Or they may move some cleaning functions to daylight hours.

While green is here to stay, sustainability requires cleaning operations to take a closer look at what they are doing. Managers should ask themselves, what is being done to meet the needs of the present while making sure future generations have the means to meet their own needs?

When a cleaning operation can answer that question, then they will not only be green, but sustainable as well.

Asphalt Sealer On Concrete? Not A Problem With EATOILS™ BT200™

Here's what our distributor had to say about this situation. "The customer had hired a kid to seal his driveway for him (a brand new home in a new sub-division of Regina, Saskatchewan, Canada). He gave the young fellow the money to pick up the sealer and rollers - and he assumed the young man knew what he was doing. Apparently, the young fellow picked up a pail of asphalt driveway sealer by mistake and he had applied it to the majority of the open aggregate driveway before he realized something was terribly wrong. Needless to say the homeowner was quite upset."

Our local Distributor, Monty Berg of Cleaner Alternatives, in Regina, Saskatchewan, Canada, took the (BEFORE) picture above - for us to see what he was faced with as he tried to address the client's concerns about his driveway. "As the driveway was open aggregate concrete and only about a month old, it had absorbed the asphalt sealer quite deeply into the surface so there was a scramble to reverse the process as quickly as possible," Monty says.

First, the entire area was sprayed with mineral spirits to break up the oils in the sealer. Then the driveway was sprayed with healthy dose of warm water and EATOILS™ BT200™ (in a 3:1 ratio). The entire area was brushed with a stiff broom to help the product penetrate into the pores of the concrete. BT200™ cleaned and digested not only the oils that were broken out of the sealer, but also any residue from the mineral spirits. After an hour or so the driveway was power washed and a light spray of the product was applied to keep on working for the next few days. After a week the stains had faded but it was still evident that something had gone wrong on the driveway - so the BT200™ treatment was repeated. It took two more times - a week apart - to get the results that you see here in the second (AFTER) picture. The driveway is now ready for a proper sealer.

This week we heard back from Horizon - the company that owns the rig that was sitting on top of the well that is now leaking into the Gulf Of Mexico - they have advised us that we have moved up on the list of priority of products being assessed for response to the gulf oil spill.

Well, it's only been 5 weeks since we filled out the internet form that provided them with the information about our technology and no one has picked up a phone to call. We have 4 people on the ground in the gulf states but no one is getting close to speaking with anyone about how our products can save some serious money.

We have shown the products to emergency response contractors and to some political folks, and the Coast Guard has run a small test, but we can't seem to get anywhere near the BP Oil people to discuss this huge problem.

4) close off all communications with any outsiders so that no new technologies can be tried, keep head in sand for at least 4 weeks,
5) wait for political pressure before trying alternative methods, usually kicks in at 4 weeks,
6) keep the people with new technologies at bay by setting up a complicated assessment process that will tie them up in red tape until it is too late to address the current problem, this is a new wrinkle with this spill - it started on day 3 - and we are now at day 45 and we just heard that our technology is moving up one level (to level 3 of 5),
7) keep applying dispersants until the Coast Guard or the Government tells them to stop (by then the dispersants will have killed or poisoned much of the natural aquatic life in the area), it took 35 days this time, yet they are still applying dispersants today as far as I know,
8) pay people to stand around and look at the disaster and don't provide them with the tools and products they need to address the problem, still happening today as they wait for the oil to come ashore,
9) file for bancruptcy before the real charges for cleaning up the mess are assessed,
10) let the government step in and make an even bigger mess of this problem.

The time has come for the oil industry to come together and jointly assess all of the new spill response technologies so that the right products can be used quickly to control environmental damage and to reduce the costs of these horrific disasters caused by oil. We have the technologies to deal with this now and we can be good stewards of our planet if we will only act responsibly.

Over the years we have encountered a number of situations where mold and mildew have attacked surfaces and left a serious discoloration. Cleaning Up Auto Rustproofing Residue From Asphalt - The EATOILS Way!

This is what can happen when someone gets their car undercoated or rustproofed and the car sits for awhile in front of your home. This happened to me a short while ago and it certainly didn't look too appealing to walk down the street and see this mess at my front door - I'm certainly glad that my 'friend' didn't park in my driveway and do this to me on my property! I knew that EATOILS™ BT200™ would clean up the oily mess if it was on concrete, but I wasn't sure that it would work as well on asphalt. I knew that it would degrade hydrocarbon oils with its 'non-stop cleaning action' - a natural microbial action that deep cleans the worst stains on concrete, asphalt, and even soil - but I wasn't sure how well it would do on rustproofing fluid. I also knew that if I left it untreated the marks would be there as an embarrassment for me for years to come. I was very concerned about the look of the area, so I took some of our EATOILS™ BT200™ and sprayed it (in a 5:1 mixture) on the asphalt to see if it would clean up for me. Once the area was wet with water and the product, I brushed it in with a street broom and let it dry. After the first application the stain was lighter, but the marks were all still there. Over the next few days I monitored the product's progress and I watched how the marks continued to fade. After about 10 days, I noticed that the stains had faded about 30% so I re-applied the product at 5:1 and brushed it in again. After another week it had faded approximately 70% so I re-applied it on day 20, brushed it in and waited for it to fade the rest of the way. By the end of the month it was virtually completely gone (see the second picture for the way it looked).

After seeing this work on rustproofing fluid we have introduced the product to professional rustproofing clients and they are now using the product in their operations for spill control and clean-up. A Skunk, A White Cat, And Tomato Juice - The True Story

We hear these types of stories all the time, but this one was a little different. This is the story of a little white cat who came across a skunk and the result of that encounter.

Recently, I was at one of my regular networking meetings with several of my colleagues from different industries. Linda, the local Kwik Kopy Printing franchise owner, was talking about her recent weekend trip away from town and what she came home to . . .

"While I was away, it seems that my little white cat, Mader (shown here with her buddy, Abby, The Black Lab) went out exploring near our property and somehow had found herself 'face to face' with another pussycat - a little black and white striped pussycat - not! - it was a very real, very smelly SKUNK! The skunk was apparently not impressed with our little Mader or her advances, so as skunks do, she sprayed our little kitty. Anyway, when she finally came home she smelled very skunkish so the lady who was housesitting for us tried the 'old tomato juice treatment' on our poor little pussy, washing her from head to toe in the stuff to get rid of the skunk smell. For many years the task of in-situ remediation of brownfields has been a difficult one - with cost overruns and ineffective remediation techniques being the most common result. Oxidizing chemicals have been somewhat successful and bioremediation has been reliable for hydrocarbons, given enough time.

Using EATOILS™ BT200™ To Remove Oil Stains From Pervious Concrete

One of our customers, Michael Duty of Precision Pressure Washing, in northern Florida, has been using our EATOILS™ BT200™ for removing oil stains from concrete and asphalt for years. He has found that there is a steady requirement for a contractor who can safely remove unsightly oil stains from all surfaces. His clients include restaurants, shopping malls, banks, condominium apartments, homeowners, municipalities, waste management companies and companies with hydraulic equipment. It is not unusual for Michael and his crew to be called out to remove a trail of leaked hydraulic fluid that stretches for over 10 miles through several neighborhoods.

Recently, when he was working on a job for one of his customers, Michael came across a site where pervious concrete* was used. This product is primarily used in locations where there are rainwater issues and where rapid drainage is required. Unfortunately, like most other roadway surfaces, oil and grease stains can still be a problem. Using BT200™ is an environmentally friendly approach to eliminating oil and grease even in soil and pervious concrete. It is used extensively around the world for bio-remediating oil spills and for treating these contaminants in-situ - or where it sits - When you are working with soil or pervious concrete the EATOILS™ BT200™ actually bathes the surfaces of the individual pieces of aggregate and sand and removes the oil residue. Then the microbes in the product attach themselves to the oil and grease and break them down into water, carbon dioxide and oxygen.

An initial spraying and brushing in of EATOILS™ BT200™ followed by a pressure washer rinse will remove all free oil and most of the visible stain. For the residual shadow a re-spray will fade most away over the next week or so. In difficult situations where the stain is old or excessively dark, several re-sprays a week or so apart may be required. The combination of time, EATOILS™ BT200™, warm temperatures and nature's rainwater will usually fade an oil stain from concrete in a few days (or 30-45 days for pavement).

Without EATOILS™ BT200™ the oil stain will spread and cause environmental damage to the neighboring soil, and it can take many years (usually up to 100 years) for nature to eliminate the contamination. Hydrocarbons damage the integrity of asphalt or pavement by breaking down the bond between the aggregate and the oil-based binder, resulting in extensive repair costs - if you have paved surfaces that are regularly in contact with oil products you should use EATOILS™ BT200™ as an ongoing part of your maintenance program.

*Pervious Concrete Pavement: An Overview

Pervious concrete pavement is a unique and effective means to address important environmental issues and support green, sustainable growth. By capturing stormwater and allowing it to seep into the ground, porous concrete is instrumental in recharging groundwater, reducing stormwater runoff, and meeting U.S. Environmental Protection Agency (EPA) stormwater regulations. In fact, the use of pervious concrete is among the Best Management Practices (BMPs) recommended by the EPA-- and by other agencies and geotechnical engineers across the country-- for the management of stormwater runoff on a regional and local basis. This pavement technology creates more efficient land use by eliminating the need for retention ponds, swales, and other stormwater management devices. In doing so, pervious concrete has the ability to lower overall project costs on a first-cost basis.

In pervious concrete, carefully controlled amounts of water and cementitious materials are used to create a paste that forms a thick coating around aggregate particles. A pervious concrete mixture contains little or no sand, creating a substantial void content. Using sufficient paste to coat and bind the aggregate particles together creates a system of highly permeable, interconnected voids that drains quickly. Typically, between 15% and 25% voids are achieved in the hardened concrete, and flow rates for water through pervious concrete are typically around 480 in./hr (0.34 cm/s, which is 5 gal/ft²/ min or 200 L/m²/min), although they can be much higher. Both the low mortar content and high porosity also reduce strength compared to conventional concrete mixtures, but sufficient strength for many applications is readily achieved.

While pervious concrete can be used for a surprising number of applications, its primary use is in pavement. Pervious concrete, has also been referred to as porous concrete, permeable concrete, no-fines concrete, gap-graded concrete, and enhanced-porosity concrete.

As the drain is constantly receiving a dripping flow of sugary soda drink residue, there is a constant food source for bacteria living in the drain - the sugar. Colonies of sugar eating bacteria gather to digest the sugar and eventually they form a solid cane or 'snake' appearance inside the drainline (something like a colony of coral would do in a coral reef, only they have nowhere to grow but within the confines of the drainline). This is called a sugar snake. It is not made of sugar, but it looks like sugar - so it was always thought to be a column of sugar, hence, the name - sugar snake. Over time, the sugar snake grows large enough to hinder the flow of waste to the sanitary drain and it can disrupt the function of the fountain drain system. How To Use EATOILS Products With Steam And Vapor Cleaning Systems

There has been a lot of discussion recently about using steam to deep clean grout, tile, and other porous surfaces. Steam is a highly effective surface cleaner for removing visible grease, however, it doesn't draw out all of the material from deep pores as it's followers and supporters claim - and it can leave a residual grease trail, particularly in high traffic areas. Lingering odors can also be a problem.

EATOILS™ deep cleaning products actually do remove the organic materials from deep in the pores of all surfaces - and they do a particularly great job at removing deep particles from porous surfaces. They also remove the sources of odors!

By combining the power of microbial cleaning with 'steam cleaning' or 'vapor cleaning' the results are much more effective. Spray & Squeegee Or "Touchless" Cleaning Works With Eatoils™ Products Too!

Recent reports have shown that 'spray & squeegee type' cleaning or 'spray & wipe' or 'touchless' cleaning practices like microfibre systems are better at controlling residue that could typically be left behind by 'mop' and 'sponge mop type' cleaning systems. The main reasons cited in these reports are related to the contaminant resdue levels that sponge mop and string mop systems inherently have due to the material in the mop and sponge systems. This material is singled out primarily due to the way that the cleaning system is used - both mop styles assume that the user is continually re-dipping the dirty mop/sponge back into the bucket and re-contaminating the mop/sponge with the dirty water and re-applying it to the surface to be cleaned. In addition, the typically harsh chemicals used in these methods actually attack the mopheads and spongeheads and break them down - If you want to understand just how bad these products are for the mopheads take a moment and smell your mophead at the end of the cleaning shift when traditional cleaning products are used - you'll smell the mold on the mophead! We have found that when traditional cleaning products are used in a typical janitorial application a mophead lasts only one week.

In most of our EATOILS™ literature we have pointed out how well our products work at cleaning the mophead/spongehead every time it is inserted into the bucket because our cleaning technology is much more efficient than traditional cleaners that rely on chemical action ONLY to clean. Traditional cleaning products use harsh chemicals and/or solvents to break down dirt and residue - this process deteriorates as the cleaning solution gets dirtier and eventually, the fluid in the bucket needs to be changed. Kitchen grease - what a nasty job to clean it - especially on the kitchen exhaust hood in a busy restaurant! Many restaurants leave this dirty job to the professionals and call them in on a regular schedule to remove the heavy build-up of greases in the hoods, primarily for fire prevention. Most hood cleaning professionals use a dangerous caustic cleaning solution like sodium hydroxide to attack grease on the hood. These caustic solutions require the use of gloves, respirators, and other safety equipment and they can be dangerous to your employees' health, eyes, skin, clothing, etc. As a result, most hood cleaning is done late at night when the restaurant staff is off premises.

Dangerous solvents and harsh chemicals have been used for years to remove residual cutting oils from manufactured parts in factories around the world.

How does it work? The natural surfactant in our product draws the oils away from the parts and into the solution just like dishwashing soap removes the oily foods from your dishes in your kitchen sink. Add a little agitation and the process is speeded up nicely. Warm water and aeration in the reservoir allow the microbes to be in an ideal environment for digesting the oils out of the solution. If the reservoir is maintained with aeration and warmth the process can go on indefinitely - AND THIS IS WHERE THE SAVINGS COME FROM. If the process can be maintained in this way, the cost per cleaning can drop below the cost of alternative cleaning methods.

Last week while watching TV in my bedroom, a drop of water fell on my leg. I looked up and noticed that water had been leaking through the ceiling. Removing Mold & Mildew From an Awning - The EATOILS™ Way

How can you remove mold and mildew from awnings and other exterior surfaces safely and with lasting results? Use EATOILS™ BT200™ to eliminate the mold & mildew and to help prevent re-contamination.

Gary Bailey, our distributor in Mobile, Alabama, wanted to see how well our products would work on his outdoor canvas & vinyl awnings at his home as they were regularly being contaminated with brown mold. In the past, mold & mildew treatments that he tried had only lasted for a month or so and they left his awnings looking discolored for extended periods of time.

Early in February, 2009, Gary applied our EATOILS™ BT200™ in a 5% solution through a foaming system to the awnings, brushed the surface with a soft bristle brush, and allowed it to sit for 20 minutes, and then he lightly powerwashed the surface with a household pressure washer with a fan nozzle at 1500 psi. The results were amazing! (see the two pictures above) After he was finished cleaning the surfaces of the awning, Gary applied a light spray of the EATOILS™ BT200™ solution to all surfaces to prevent re-contamination.

Since that day in February, Gary has not touched his awnings with any product and he has enjoyed having a mold-free awning. Mobile, Alabama is on the gulf of Mexico and it is always muggy, hot, and humid there in the summertime. Due to the high humidity and the weather in the gulf the climate is quite tropical with warm humid nights and lots of rain. Value For Money Spent - That's How To Compare Green Cleaning & Traditional Cleaning Products

How can you figure out the true value of Green Cleaning products vs Traditional Cleaning products? The only way to compare is by comparing 'apples to apples' - in other words, let's compare the true cost of each product being compared.

For Green Cleaning products this is a very important concept - the true cost of the product - because most people feel that Green Cleaning products are more expensive than traditional products. How do they come to this conclusion? Because of the price they pay for the container of cleaner!

So, let's take a serious look at the cost of Cleaning with traditional products (for this example we will use a $40.00 per case ($10.00/gallon) floor cleaner) with Green Cleaning products (for this example we will use ECOLOGO™ CERTIFIED GREEN EATOILS™ SUPERFRESH™ ). What are the components of the cost of cleaning? 1) Product, 2) Labor, 3) Supplies, 4) Overhead cost and 5) Cost of disposal of waste cleaning solution.

Let's start with the cost of the Product. Traditional cleaning products usually sell for a low price compared to Green products for the volume of product purchased, however, many Green products cost much less per use as they are typically more concentrated. The traditional floor cleaner is to be diluted at 8 - 12 oz/gallon or $o.9375 per gallon ($10.00 x 12/128) and the bucket is to be filled to 3 gallons = $2.8125 in product cost. Our EATOILS™ SUPERFRESH™ sells for approx. $220.00 per case or $55.00 per gallon. The normal dosage for SUPERFRESH™ is 1 - 2 oz/gallon - so let's err on the side of generosity and say 2 oz./gallon and we'll come up with $0.8594/gallon ($55 x 2/128) or $2.5782 in the bucket. Pretty similar costs, wouldn't you say? Well, let's see what happens.

The cost of Labor per hour is the same for both approaches, however, the time consumed is much different. In the grand scheme of things the cost of labor is the biggest cost of cleaning - not the cost of the product as you'll see in a minute. For the sake of argument, let's assume that the fully loaded rate for our staff cleaner(worker) is $15.00 per hour. Once the worker starts to use the products he/she will see a big difference - both products will go dark as the floor is being cleaned and dirt is being picked up off the floor, however, the Green product will continue to clean long after it goes dark, but the traditional product will stop its cleaning action as soon as the solution goes dark and is neutralized by the contaminants from the floor. The worker will be able to tell you how far he/she can go before the floor needs to be re-done with fresh product as the product will begin to streak the floor. This means that the cleaning solution will need to be dumped out more often for the traditional cleaning product and the total labor cost for the Green product will be substantially less.

In studies that we have conducted in schools and large facilities, the difference is quite staggering. Our studies indicate that EATOILS™ Green cleaning products go at least twice as far as the traditional cleaning products. Working at a 70% efficiency rate we have found that a cleaner will get 1-2 hours or less out of a 1/2 bucket of traditional cleaning products vs 3-4 hours or more for our EATOILS™ products on the same floor surfaces. We have also found (in three recent studies) - that given two identical High School girls' washrooms and the same cleaning staff, a washroom cleaned with SUPERFRESH™ can be maintained with half as many cleanings per day vs traditional cleaning products - and yet remain 'cleaner' throughout the study than the one maintained by traditional cleaning products.

So, getting back to our numbers, the per shift cost of labor is $120.00 (8 hours x 15.00). The worker who uses traditional cleaning product uses more product and more time to empty and refill his/her bucket (twice as often), plus he/she usually does extra steps with traditional cleaning products (mop, rinse, buff, and weekly scrub - or 3-4 times the work).

Next come the Supplies - mopheads, cloths, etc. Traditional cleaning products use harsh chemicals - high or low pH - which attack and destroy mopheads & wash cloths. In addition, the mophead will leave marks on the floor and begin to smell like mold as the traditional chemical cleaner attacks the mophead and mold & mildew work on the contaminants in the bucket and on the mophead. Our research indicates that a typical mophead will last a week in a normal, high use janitorial environment, with traditional cleaners. Using EATOILS™ products, the mophead will last up to 12 weeks. Due to the nature of our EATOILS™ products, the mopheads are not destroyed but constantly cleaned by the microbes in the product so the mophead smells like our product at the end of the day. At $12.00 per mophead per mopping area per cleaning staff member per week this could work out to a lot of money by the end of a year.

Overhead cost is next. What does it cost to keep the lights on for your cleaning staff - power for vacuums, cleaning equipment, etc., and for the water that you are using and pouring down the drain? Not a lot per bucket of cleaning fluid, but it does add up at the end of a year. If your cleaning staff can get the job done in less time and for less total cost would you consider turning off the lights and saving some more money? How about the value of re-directing their work to other cleaning activities?

Cost of disposal of Waste cleaning solution - now here's one nobody thinks about! If you are pouring harsh chemicals and dirty cleaning solution down the drain, what does it cost you? Typical traditional cleaners will attack your drains and pipes and soap scum will build up in the lines. You will probably encounter plumbing problems with slow moving drains and the odd blockage due to these products. If you use EATOILS™ SUPERFRESH™ when you pour the residual cleaning product down the drain, it actually opens the drains and cleans the drainlines!

What makes these products work differently than traditional cleaning products? Traditional cleaning products use solvents, harsh chemicals(high or low pH), VOC's (volatile organic compounds) and killing agents to do the cleaning work. These products are not efficient cleaning products so the finished product is a somewhat clean surface but it requires multiple cleaning steps plus regular maintenance to stay clean. EATOILS™ products use a blend of natural surfactants (that lift the dirt and grime) plus a consortium of beneficial microbes that actually deep clean all surfaces, right down to the pores and cracks to seek out and remove organic materials that tend to build up there. The microbes in the cleaning solution actually destroy and digest the organic materials from the floor in the solution in the bucket. The cleaning solution is continually cleaning the floor every time it is mopped on. In addition, after you have finished cleaning the surface with your mopping action, the microbes continue to deep clean the floor, tile & grout for up to 80 hours - working while you are sleeping to keep your surfaces clean and free of mold, mildew, oils, greases, food, and other contaminants. As a result, you can clean less often yet maintain your facility at its peak cleanliness.

So, back to our original question, let's look at the costs we have captured and quantified - product & labor, (based on the information above we know that the other areas will be less expensive with EATOILS™ products than traditional cleaners, however you'll need to calculate those for your facilities - water, overhead, supplies, etc.) In an 8 hour cleaning shift labour = $120.00 + traditional cleaner (4 x 2.8125) = 11.25 = 131.25 is the cash cost of the traditional cleaning product vs. $120.00 + (2.5782 x 2) = 5.16= $125.16 for the EATOILS™ product.

So what does this all mean?
1) Labor is the biggest cost in cleaning (over 90%) - not the chemical!

2) In an 8 hour shift you will use 1/2 as much EATOILS™ (product value) as you will for traditional cleaning products, therefore the cost of using EATOILS™ products is about 1/2 of the cost of using traditional cleaning products.

3) In an 8 hour shift you will get much more mileage out of EATOILS™ products - clean less often, save time & money. Based on this example, if you can save even 20 minutes on an 8 hour shift by using EATOILS™ products (that's only 4% more efficient) you will save the entire cost of the product - in reality you will save many times the cost of the product - so why not make the switch to green?

Green Disinfectant products kill germs. Most Green disinfectant products use relatively safe disinfectants like Hydrogen Peroxide in their formulas. Unfortunately, most traditional disinfecting cleaners do not clean very well and most Green Disinfectant products are great at killing germs, but poor at cleaning and removing organic and other contaminants.
